An established property is less difficult, but you'll be looking at places that are older with dated décor and the floor plan may not be right for you. The builder will meet your needs, provide the plans you want for your family, and your modern new home will have brand new fixtures and fittings.
To start the process, you need to find the area you want to live in and the available land. Stamp duty is payable on the land price but not on the building. When deciding whether to look at fencing and landscaping on site, are they something you can pay for yourself or will you have to put them on a mortgage? Soil types and the slope of the lot will also affect the cost of earthworks for your structure.
In most new, large developments, master builders will have one of their houses built in the show village. Go and visit them considering that these show homes are equipped with high-end accessories and are complemented with perfect furniture. Sellers are happy to price any of their floor plans for you, but be aware that the original brochure price is for the base property and be prepared to add up to $50,000 to make the home livable.
Once you've decided on the home and accessories you want and paid a deposit, you'll be contacted during the planning process to discuss your choice of colors, tiling, flooring and plumbing. A visit to the electrical showroom will allow you to decide where you want lights, sockets or add air conditioning. Be prepared to be tempted to spend more at these stages because you'll see products you didn't think about when you first bill.
Payments for your build are made in stages. You will make your first payment after the earthwork is complete and the slab laid. After that, your mortgage will increase four more times once the frame is up, the roof, siding is done, and the final installment is paid on completion.
Before you take possession of your new home, a construction company manager will guide you through to identify any defects in the construction or the quality of the fittings or paint. It takes about a week to solve any problems.
Finally, after 16-20 weeks of waiting, you meet the manager on site, he rekeys the locks, you sign the forms and here you are in your brand new home.
